In July 2024, we received a call from Pandora, Ohio. A home owner’s sump pump had malfunctioned, causing water damage in their finished basement.

They had contacted a plumber to repair the sump pump before we arrived, which was great! We usually don’t begin any Dryout Processes until the issue is resolved, or else it could be wasted effort on our part and wasted expense on the customer’s part.

When we arrived, the standing water had largely been removed, so we went to work assessing the situation.

Many times we are able to use our Extractor on a water-saturated carpet, but the padding that was installed beneath it had such a strong vapor barrier on it that it ruled out that option. That meant the padding had to be removed since we wouldn’t be able to pull the water out of it.

Now this is where each Water Dryout Job is different. We let the home owner know what we discovered, and we talked about the necessary steps that needed taken to move forward with the Dryout Process.

They knew their insurance coverage limit, and they wanted to ensure they stayed below that. We were content to partner with the customer to guide them with what labor they could handle on their own, which would keep the final cost down. It really does come down to the customer’s best interest for us here at Swartz Restoration.

The home owner’s task was to remove the carpet and padding, and our task was to set the drying equipment. In this case, we set 31 fans, 3 dehumidifiers, and 1 powerbox.

Our team was able to guide the home owners each day we stopped back to monitor the Dryout Process. When we recommended the baseboard be pulled in certain areas and holes drilled in the base of the wall to speed up the drying process, they had done it when we returned!

It worked well as a team effort to guide them and save them more costs in the end. We used our moisture meters to determine how well each area was drying out, and would make expert recommendations each day.

When we stopped in on Day 7, we were able to pull all of the equipment with confidence that everything had been dried out completely.

Some home owners request us to make the restorations after the Dryout is complete, yet these home owners went a different route because they were nearing the limit on their insurance funds. It was completely understandable, and mostly only flooring that would need reinstalled.

These home owners were a delight to work with, and we were so thankful to help them Dryout their home so they could continue on with their summer plans.
